Sun
City Hilton Head is an active adult community for people age
55 or better, located on 5200 acres in Beaufort County in coastal
South Carolina. This area is also referred to as "The Lowcountry".
The community is age restricted: at least one member of the
household must be 55 or older, although up to 10% of new homes
may be sold to purchasers with one resident between the ages
of 50 and 54. At full build out, this community will have approximately
8200 homes.
Sun City is located 13 miles west of Hilton Head Island and
is within 30 minutes of beaches, resorts and Savannah Georgia.

Thirty-five
percent of the community is set aside as forest conservancy,
lakes and lagoons. A one mile long nature trail runs through
part of the community.
Amenities include three outdoor pools and one indoor pool, twelve
lighted tennis courts, two fitness centers, two golf courses,
clubhouse, bocce and croquette courts. There is also a dog park,
woodworking shop, ball field and Oakie farms for gardeners. |

the future the community will extend north of SC Highway 278
with a par three golf course and another pool. Additional tennis
courts will be added to the current twelve. Sun City has an
active theater group with future plans that call for a larger
theatre. |
Adjoining
Sun City is the community of Riverbend on the Okatie River.
The homes in this community are custom built and are on larger
lots. Most lots have either wooded, lagoon or marsh/river views.
The Riverbend Lodge holds community events such as karaoke,
socials and much more. The community also includes a dock on
the Okatie River which can be used to launch a kayak or canoe
for fishing and crabbing. Riverbend and Sun City share all the
amenities.
Both Sun City and Riverbend are gated communities with their
own security force.
A 300 acre shopping center is in the process of being built
on an adjacent parcel of land. |
